The Question We Ask First

The first question on any older house is not what the ceiling will cost to remove. It is whether the texture on it has been tested. That order matters, and a surprising number of quotes skip straight past it.

Why We Lead With Testing

Sprayed acoustic texture was standard ceiling finish from roughly the mid fifties to the early eighties. Manufacture with asbestos ended in 1978, but installers were free to use up stock already in the warehouse, so ceilings sprayed a year or two after that date still come back positive often enough to matter.

There is no visual difference. Nobody can look at a ceiling and tell you, and anyone who says otherwise is guessing with your lungs. Two samples and a lab report end the discussion for a fraction of what the removal costs.

What We Do and What We Do Not

If a ceiling tests negative, the work is ours end to end. Mask the room, mist the texture, scrape it wet so it lifts in sheets, then deal with what is underneath, which in a slab-on-grade Riverside house usually means a run of nail pops and a butt joint nobody ever floated.

If it tests positive, the job stops being ours. Removal of asbestos containing material past a modest area is regulated work that belongs to a contractor registered for it. We will say that plainly, help you understand the report, and talk through encapsulation if that is the more sensible use of your money. We would rather lose the job than take one we should not be doing.

The Finish
